Gilbane | P-270 Ace Gym and Dining Facilities


In December 2020, GSE LLC contracted PFM-Vertex Joint Venture to provide architectural services at the North Ramp of Naval Support Activity (NSA) Andersen Air Force Base. The scope of work for the P-270 Ace Gym project at Andersen Air Force Base (AAFB) included a broad range of construction and interior finishing activities. These tasks encompassed the installation of gypsum board supports and walls, wood soffit ceilings, and gypsum board sloped ceilings. The project also integrated ceramic, porcelain, and glass tiling, along with an acoustical ceiling system designed to enhance sound quality. Additionally, resilient wall bases, athletic flooring, carpeting, and acoustical wall panels were installed. Demobilization and site cleanup were also part of the work. Several change orders expanded the scope to include wall and door protections, interior signage, artificial turf, a Mondo floor upgrade, HITT mirrors, a steel catwalk, a side lifter for container transport, wall extensions, and blocking & bracing. 


These efforts resulted in a fully functional, aesthetically appealing, and well-equipped facility at the P-270 Ace Gym at AAFB. The newly reinforced facility includes a modern dining area with public restrooms, storage spaces, and a 4,500-square-foot High Intensity Tactical Training (HITT) facility. The cutting-edge ACE Gym features separate male and female locker rooms, a sprint track, and a spacious open fitness area. PFM’s scope of work encompassed all interior finishes, wall tiling, and the installation of artificial turf in the HITT facility. The project also utilized up to 16 different types of tiles. The P-270 project is valued at $27 million as part of a seed project task order.
