REMAX - Harmon Apartments Renovations
PFM provided comprehensive labor, management, supervision, tools, materials, equipment, and incidental engineering services to carry out renovation work at an apartment complex in Harmon, Guam. The complex consisted of a 14-unit, 14,826 square-foot building, with most units featuring two bedrooms and one bathroom, while several included 2.5 bathrooms. The property had fallen into disrepair due to neglect by the previous owner, and the new owner's goal was to convert the building into either an Airbnb business or fully functional rental units for the community. As the units were acquired in a non-habitable condition, significant renovations and repairs were essential to restore the building's structural integrity. The contract was valued at $1,330,000, with renovation costs totaling approximately $95,000 per unit. PFM's work involved a complete reconstruction of each unit's restroom and living areas, including the demolition of unsafe interior elements such as cabinets, wall panels, and ceilings. The company also modernized and repaired the units, updating paint finishes to achieve a full transformation. The scope of services provided by PFM included framing, windowsill repairs, door installation, masonry repairs, trim carpentry, drywall repair and painting, and drop-ceiling installation.
